Silicone roof coatings
in New Jersey

A silicone coating restores an aging flat or low-slope roof without a tear-off. It goes on as a liquid over the existing roof and cures into a seamless rubber layer that handles standing water and sun. We tell you honestly whether your roof is a good candidate.

Is your roof a candidate for coating?

Coatings work on roofs that leak in places but are still structurally sound: a solid deck, mostly dry insulation and a membrane that is still attached. That covers many aging EPDM, modified bitumen and metal roofs.

If the insulation is soaked across large areas or the roof is coming apart, a coating only hides the problem. In that case we recommend a replacement and show you why.

Roof coating contractor in North Jersey

Imperial Roof Repair & Replacement applies silicone roof coatings on commercial and residential flat roofs in Bergen, Passaic, Morris, Sussex, Warren, Hunterdon and Somerset counties. Every coating starts with an assessment to make sure the roof is a good candidate.

Signs a coating could help

  • Leaks at seams and fasteners
  • Surface cracking from the sun
  • Small areas of ponding
  • Membrane still firmly attached
  • Deck solid when walked
  • Most insulation still dry

Coating vs. replacement cost

A coating usually costs much less than a full tear-off because the old roof stays in place and there is little to haul away. The trade-off is that it only works on a roof that is still sound, which is why the assessment comes first.
